DSCR cash-out loans for Texas investment properties

The short answer

A Texas DSCR cash-out refinance evaluates rental income against the proposed property payment while releasing eligible equity for business use. The property must be non-owner-occupied, and value, title, credit and lender requirements still matter.

Start with the rental payment, not the equity estimate

Debt service coverage ratio, or DSCR, compares qualifying rental income with the housing payment used by the lender. For a Texas rental cash-out request, that payment usually includes principal, interest, property taxes, insurance and association dues. A property can have substantial equity yet support less borrowing than its owner expects because the new payment must also meet the selected program’s requirements.

The income figure is not automatically whatever rent you expect to collect. A lender may review an executed lease, an appraisal rent schedule and evidence of rental performance. Short-term rental income follows separate program rules. Ask which income method applies before treating a calculator result as a useful estimate for your property.

Confirm Texas investment use before comparing programs

This site concerns business-purpose cash-out on non-owner-occupied Texas investment property, not borrowing against a home you occupy. Texas constitutional homestead protections make property classification an important early question. A lease or an entity name on the deed does not, by itself, settle every occupancy or homestead issue.

If the rental was once your residence, describe when you moved out and when tenant occupancy began. Gather the appraisal district exemption record and evidence of your current residence. Title and the lender must evaluate the facts; changing a tax record alone does not establish that a property qualifies for this financing.

Understand what can constrain the cash-out amount

The lender reviews appraised value, existing debt, ownership history and the proposed loan alongside rental coverage. Recent purchases or renovations may trigger restrictions on the value used for underwriting. Credit history, available reserves, property condition and insurance also affect program eligibility. DSCR qualification is not a substitute for those reviews.

Net proceeds are what remain after existing liens, closing costs and any required reserves or escrows. Compare that amount with the business project you intend to finance. More gross borrowing does not necessarily create a stronger rental business if the resulting payment leaves little room for vacancy, maintenance or insurance deductibles.

Prepare a property-specific review

Bring the property address, current mortgage statement, lease, tax bill and insurance declarations. Include the purchase date, documented improvements, ownership structure and intended use of proceeds. Disclose open insurance claims, unusual acreage, unresolved liens and any current owner or family occupancy rather than treating them as details to address later.
